The San Gimignano 1538 is set in a panorama of unmatchable beauty just a few kilometers from San Gimingnano, on a hill that dominates over the surrounding valleys and where the view stretches out as far as the eye can see. A few of our residences are located in this stupendous place - Villa di Larniano, la Torre di Larniano, and the Farm Holiday Centre: Villa il Leccio, la Quercia, il Cerro, il Cipresso e la Villa il Caggio -, old living quarters and farm buildings which have now been restored in a manner that respects their original elements, such as the stone surfaces, wooden ceiling beams and terracotta tiled floors.
The oldest areas, from the medieval era, are concentrated around the hamlet, which houses a complex of notable architectural value and where the Torre and the Villa stand out, both of which have been completely restored and equipped with private swimming pool. A true and authentic paradise for those who want to enjoy an absolutely relaxing holiday, immersed in the greenery of the serene beauty of the Sienese countryside.
Whereas, a third structure offers areas for the conventioneer and events, such as the reception and conference room, which seats 200 people, and the private restaurant, which periodically offers theme cooking lessons (Tuscan cuisine, vegetarian, etc.). Also, a delightful consecrated church, not far from the private restaurant, makes Larniano an ideal place for a beautiful wedding.
200 m from the hamlet is the Larniano Farm Holiday Centre, with its three apartments and a small villa, while approximately 1 km away is Villa Il Caggio, fruit of recent and skillful restoration work. Those who love nature can explore its surroundings, full of woods, small lakes and hiking routes. A free tasting of the Niccolai Estate wines is reserved for the guests of the Fattoria in the Palagetto farm.

Villa Il Leccio

Villa Il Leccio is an old independent farmhouse, tastefully renovated and situated in a panoramic position. On the ground floor you will find a living room with TV, a dining room, an equipped kitchen and finally a bathroom.
Whereas, on the first floor there is a double bedroom, a twin bedded room, two single bedrooms and two bathrooms as well as a toilette. The structure can use the swimming pool and the private parking area.

La Quercia is located on the ground floor of an old independent farmhouse that has been tastefully restored and is situated in a panoramic position.
The large French door entrance opens to the dining/living room with TV and kitchen. Whereas, the sleeping quarters consist of three double bedrooms each with its own bathroom with shower, one of which is equipped for disabled persons.

Villa Torre di Larniano

The Torre di Lorniano (650 m2 - 15 beds) is a medieval lookout tower, built more than 8 centuries ago on Etruscan foundations, and at a later date incorporated into the farmhouse structure. Over the centuries, the Torre has been inhabited by generations of farmers who have molded the available spaces, as well as those of the outbuildings, according to their own needs. Now it is a large country residence full of history and charm, immersed in the greenery of the surrounding olive tree groves and vineyards. The interiors take pride in their elegant details, such as the 17th-century fireplace, antique furniture and the reading room which occupies the entire top floor of the tower. Near the apartments you will find the swimming pool (12 x 8 m), located in a large, sunny garden and equipped with sun umbrellas and deckchairs.

Villa of Larniano

Villa di Larniano is a large farmhouse from the early 15th century, built around a thousand-year-old lookout Lombard tower and is set inside six hectares of private grounds amidst the hills covered in vineyards and olive trees, just outside of San Gimignano. You enter the villa through a large French door that overlooks the equipped courtyard. Just a few meters away is the very well-kept lawn, often visited by pheasants and wild hares, where you will find a dirt floor tennis court and the swimming pool (7 x14 m) equipped with deckchairs and sun umbrellas. The villa is comfortably furnished according to the style typical of elegant country residences; all of the daytime areas overlook the courtyard, which is equipped for pleasantly relaxing outdoors. On the ground floor there is a spacious living room with billiard's table, dining room and an equipped kitchen with access to the courtyard and a bathroom. On the first floor you will find a small lounge, three double bedrooms, three bedrooms with two single beds in each, two bathrooms with bath and two bathrooms with shower. From Villa di Larniano you can walk just a short distance to reach the Torre; if needed for important ceremonies or events, such as weddings or company meetings, the two structures can be rented together.

Villa Il Caggio

Beautiful farmhouse complex consisting of the large main house, an outbuilding and an annexe, recently restored with great care and situated inside an estate of 400 hectares of farmed land with vineyards and olive trees just outside of San Gimignano. The complex is located in a panoramic and very quiet position; San Gimignano is only 6 km away and can easily be reached in just 5 minutes by car. At the guests' disposal is a large, fenced-in and well-kept garden where you will also find the swimming pool. The interiors offer an excellent level of comfort.
